I like the way the book enters a setting that is interesting on its own. You really took the time to flesh out the relationship between Madeline and Rachel, and it shows. Very often in Mythos fiction, the characters are secondary, and the weird elements are the focus... This is a style that goes back to Lovecraft. You've departed from that in an interesting way by creating characters and a setting that are interesting on their own, and then introducing a Mythos element.

I think you really made the thematic material your own. Nice work.
